Does finishing a basement add value to a Calgary home?

A finished basement usually adds both living space and resale value, and a legal suite can add rental income on top. Here is what tends to pay back and what is mostly for your own enjoyment.

The short answer

Yes, in most Calgary homes. A finished basement adds usable living space for far less per square foot than building above ground, and buyers expect it in many neighbourhoods. A legal secondary suite can go further, adding rental income as well as space. How much of the cost comes back at sale depends on the house, the neighbourhood and how well the work is done, so treat any single percentage with caution.

What real estate professionals say

In a Royal LePage survey of its real estate advisors, finished basements tied with bathrooms as the second most valuable renovation for resale, behind only kitchens. That matches what we hear from Calgary buyers and agents. A dry, bright, well-finished lower level makes a house feel bigger and helps it compete with newer homes.

Surveys like this are opinions about typical homes, not guarantees for yours. The best way to judge your own case is to ask a local agent what finished basements add in your neighbourhood.

What adds the most value

  • A legal bedroom with a proper egress window. Bedrooms count when buyers compare homes, and a basement bedroom is only legal if it has a window large enough to escape through.
  • A full bathroom, which makes the space work for guests, teenagers or a suite.
  • Good ceiling height, light and warmth, so the space does not feel like a basement.
  • Solid basics behind the walls, such as insulation, a vapour barrier, drainage and a backwater valve. Buyers and home inspectors look for these.
  • A legal, registered secondary suite, for buyers who want rental income.

What is mostly for your own enjoyment

Very personal rooms, such as a dedicated home theatre, a wine room or a golf simulator, can be wonderful to live with, but buyers do not always pay for them in full. If you plan to stay for years, build what you will enjoy. If you may sell soon, keep the layout flexible enough that a future owner can see other uses for the space.

Rental income from a legal suite

A legal secondary suite can help with the mortgage. Rentals.ca's October 2026 national rent report put Calgary's average asking rent at $1,823 a month, down 3.9 per cent from a year earlier. Basement suites usually rent for less than that citywide average, and the amount depends on size, location and finish, so check current listings near you before you count on a number.

Only a permitted, registered suite should be rented. Our legal basement suite guide explains what the City requires, including the suite amnesty that waives registry fees until December 31, 2026.

Property assessment

The City of Calgary assesses homes at market value, so a finished basement that makes your home worth more can also raise its assessment and property tax. It is worth factoring in, though the increase is usually small next to the value the space adds.

What it costs to finish

In Kay2's 2026 cost guide, developing a typical 1,000 square foot Calgary basement costs $40,000 to $140,000, depending mostly on whether you add a bathroom, how many rooms you frame and the finishes. A legal suite runs $90,000 to $140,000. Our basement development cost guide breaks it down, and the basement Kay2 built in Mayland Heights was named the Best Basement Renovation in Canada at the 2019 CHBA National Awards.
