How much does it cost to develop a basement in Calgary in 2026?

Real 2026 price ranges for developing a Calgary basement, from an open rec room to a legal secondary suite, with the cost per square foot and the extras most people forget.

How much does it cost to develop a basement in Calgary in 2026?

The short answer

Developing a typical 1,000 square foot basement in Calgary costs between $40,000 and $140,000 in 2026. That works out to roughly $65 to $140 per finished square foot.

Where you land in that range depends on three things more than anything else. Whether you add a bathroom, how many rooms you frame in, and the level of finish you choose. An open rec room with no plumbing sits at the low end. A basement with a theatre, wet bar and bathroom finished to the same standard as the main floor sits at the top.

Typical price ranges for a 1,000 sq ft basement

  • A recreation room, open living space without a bathroom, runs about $40,000 to $60,000.
  • A standard development with a rec room, a bedroom and a full bathroom runs about $65,000 to $95,000.
  • A high-finish basement with a wet bar, home theatre and bathroom runs about $90,000 to $140,000.
  • A legal secondary suite with a separate entrance, full kitchen, bathroom, fire separation and permits runs about $90,000 to $140,000.

These are planning ranges from our Calgary Renovation Cost Guide, not quotes. Every Kay2 basement is priced on a fixed-price contract after design, before any work starts.

What moves the price the most

  • Plumbing. A bathroom, wet bar or kitchen means new drains in the slab and a mechanical rough-in, which is often $4,000 to $8,000 before a single fixture goes in.
  • The number of rooms. Every bedroom, office or storage room adds framing, doors, drywall, electrical and heating runs.
  • Bedrooms and egress windows. Any basement bedroom needs a window big enough to get out through in an emergency. Cutting the foundation for a new egress window with a well and cover typically costs $1,800 to $3,500 each.
  • Finishes. Custom millwork, stone counters, wood flooring and feature lighting can double the cost of the same floor plan.
  • Specialty rooms. A theatre, gym, wine room or golf simulator needs its own acoustic, electrical or climate planning.

Costs people forget

  • An electrical panel upgrade. Older Calgary homes with 100-amp service may need an upgrade before a basement with a kitchen, suite or theatre can be added.
  • Asbestos testing in homes built before 1990. The City asks about asbestos when you apply for a permit, and drywall compound, ceiling texture and old flooring are common places it hides. Read our asbestos and vermiculite guide.
  • Radon. One in eight Calgary homes tested above Health Canada's guideline, and the time to deal with it is before the basement is finished. See our radon guide.
  • Water. Grading, downspouts, sump pumps and a backwater valve all cost far less to sort out before the drywall goes up. Our flood prevention guide covers what to check.
  • Permit fees. City of Calgary fees scale with the value of the work.

Rec room or legal suite?

A legal secondary suite costs about the same as a high-finish family basement, but the money goes to different places. Instead of a theatre and wet bar, it pays for a separate entrance, a full kitchen, fire separation between the units, separate heating or approved interlocks, and the permits and inspections a suite needs.

If you plan to rent the space or house a family member, building it as a legal suite from the start costs far less than converting a finished basement later. Our legal basement suite guide explains what the City requires in 2026.

How long a basement development takes

A basement with a bathroom typically takes 8 to 14 weeks from demolition to the final walkthrough, once design is finished and permits are in hand. A legal suite or a basement with specialty rooms can take longer because there are more trades and inspections involved.

Where the money is well spent

We would rather see a client spend on the things that are hard to change later. Good insulation and a proper vapour barrier, soundproofing between floors, enough outlets and lighting circuits, and plumbing roughed in for a future bathroom even if you are not building it yet. Paint and flooring can be upgraded in a weekend. The slab and the walls cannot.

The basement in our Mayland Heights home was named the Best Basement Renovation in Canada at the 2019 CHBA National Awards. It holds an indoor pool, a wine room, a theatre and a wet bar, beneath a foundation that was raised to make room for them. Most basements are far simpler than that, but the same rule applies. Plan the systems properly first, then choose the finishes.
