The build behind both of our Renovator of the Year titles.
In Calgary, indoor pools are where Kay2 has earned its highest recognition. For our 2018 Renovator of the Year project we raised a home's foundation to build an in-ground pool beneath it. For our 2022 title we built a 1,000 sq ft lower-level pool and spa addition for a home on Chestermere Lake, engineered for the lake's high water table.
An indoor pool is a structural and mechanical project before it's a design one. We plan the engineering, dehumidification, vapour control and glazing together with the architecture, so the room stays comfortable and the house stays dry for decades.

What to know about indoor pools in Calgary
Calgary's long, cold and very dry winters make an indoor pool a year-round amenity, and they make the building science critical. The difference between warm, humid pool air and frigid outdoor air drives condensation into walls, windows and roofs unless the room is designed for it.
Kay2 has delivered two award-winning indoor pool homes in the Calgary region, a basement pool in Mayland Heights, NE Calgary, and a lower-level pool and spa addition on Chestermere Lake. Each involved engineering, permits and mechanical design coordinated by one team.

How your project runs
We come to your home
We walk through the house with you and talk about how you want to live in it, what has to be included and what you would like to change. The first visit is free.
Your scope and budget
An estimator turns your wish list into a written scope and a budget, explains where the money goes and talks through financing if you need it.
Drawings and finishes
Our designers draw the plans, and you choose your cabinets, stone, tile and lighting with them at the Showroom. Permits and material orders are lined up before any work starts.
Building it
The crew builds to the drawings on a site that is protected and cleaned regularly. A project manager and a project coordinator stay with you, and if we find a surprise behind a wall, we show you and get a change order signed before we do the work.
Handing it over
At the end we walk through the house with you, finish the inspections and only sign off when you are happy with it. Your 5-year limited warranty starts from there.
Investment
Every Kay2 project is priced to its scope. After design you receive a detailed, fixed-price proposal.
Timeline
Your schedule is set before construction begins, including permits and material lead times, and your project manager and coordinator keep you up to date throughout.
Warranty and protection
Kay2 work comes with a 5-year limited warranty. Kay2 is bonded and carries $5 million in liability insurance, and under Alberta's prepaid contractor rules you can cancel within 10 days of receiving your copy of the signed contract.

Can you build an indoor pool in an existing Calgary home?
Often, yes, either in a new addition or below the home. On our Mayland Heights project, Kay2 removed about 70 per cent of the existing foundation, held the house on temporary supports while we dug the pool pit, then poured new foundations. Feasibility depends on structure, lot and access, which we assess first.
What's the biggest challenge with an indoor pool?
Humidity. Warm water releases constant moisture, so the room needs a properly sized dehumidification and ventilation system and a continuous vapour barrier. These are designed with the pool, not added later.
Has Kay2 won awards for indoor pool projects?
Yes. Both of Kay2's BILD Calgary Region Renovator of the Year titles, in 2018 and 2022, were for homes with new indoor pools.
