Why it matters in older homes

Asbestos was common in Canadian building materials for decades. It is generally not a hazard while undisturbed, but cutting, sanding or demolishing it can release fibres. Renovation is exactly when that happens, so it needs to be dealt with before demolition, not during it.

Where it can hide

  • Vermiculite attic or wall insulation: Health Canada advises assuming vermiculite produced before 1990 may contain asbestos unless testing shows otherwise.
  • Drywall joint compound and textured (popcorn) ceilings.
  • Vinyl floor tiles and the adhesive underneath them.
  • Insulation on older heating ducts and pipes.

What the City of Calgary requires

For buildings to be renovated or demolished, the City requires materials that could release asbestos fibres to be removed before the work begins. For homes built before 1990, an asbestos abatement form must be completed and submitted before a building or demolition permit is released.

Test first, then plan

Health Canada recommends hiring a professional to test for asbestos before renovating, remodelling, demolishing or building an addition, and using a qualified removal specialist if it is found. Testing early means abatement can be priced and scheduled before demolition, instead of stopping a project halfway through.
