Backyard suites in Calgary: the 2026 rules and the City incentive

What a backyard suite is

A backyard suite is a self-contained home detached from the main house, with its own kitchen, bathroom and living space. It might be a garden suite at ground level, or a suite above a garage on the lane.

The rules since August 4, 2026

• A property can have either a backyard suite or a secondary suite inside the house, not both.
• Backyard suites can no longer be built on properties with semi-detached homes.
• Backyard suites have a parking requirement again.
• The details that shape the design, such as height, setbacks and lot coverage, depend on your land use district, which may have changed if your lot reverted from R-CG this year.

The City's Backyard Suites Incentive Program

Funded by the federal Housing Accelerator Fund, the program launched on March 2, 2026. It offers up to $15,000 toward construction and up to 40% of underground servicing costs to a maximum of $20,000, so up to $35,000 in total. Extra amounts are available for accessible design ($7,500) and for projects that need no relaxations to the Land Use Bylaw ($2,500).

Conditions apply: only single, detached backyard suites qualify; each applicant can receive the incentive once; and for every $10,000 received, the City won't issue a short-term rental licence for the suite for one year. Funding is limited and first-come, first-served, so check the City's page for the current status before you plan around it.

Servicing is the hidden cost

Water, sewer, power and gas to a backyard suite usually run underground from the main house or the lane. Depending on distances and what is already there, servicing can be a large share of the budget, which is why the City's incentive pays toward it separately. Have it assessed before design starts.
