Inner city infill builds

Inner city infills are a big part of what we do in Calgary. The math on tearing down a 1950s bungalow in Killarney or Altadore and building a new home in its place often makes more sense than buying something newer in the suburbs. You keep the location, you get a house that fits the way you actually live, and the lot value usually carries the project.

Infill builds come with their own challenges. Tight lots, narrow access for trades and equipment, neighbours close on both sides, and city setbacks that limit what you can build. We’ve done enough of these to know how to handle the planning side, the permit process, and the construction logistics without making life miserable for the people next door.

Estate and acreage homes

Estate builds are a different conversation. More land, more design freedom, and usually a longer timeline because the homes are bigger and the details are more involved. We build estate homes in Springbank, Bearspaw, Bragg Creek, Priddis, and the rural foothills west and south of the city. Acreage builds also bring their own considerations: well water, septic systems, propane, longer driveways, and county permits that are different from City of Calgary permits.

Our process

Custom home builds are long projects. Anywhere from 12 to 24 months from first conversation to handing over the keys. Here’s how we work through that timeline:

Initial consultation

We sit down with you and talk about what you want. Lot, budget, timeline, lifestyle, must-haves, deal-breakers. This is also where we figure out if we’re the right fit for the project. Not every builder is right for every client and we’d rather know that early.

Lot review and feasibility

If you have a lot, we look at it. If you don’t, we help you find one. Lot size, slope, soil conditions, sun exposure, view lines, neighbouring buildings, and city or county zoning all factor into what you can build and what it’ll cost to build it.

Design and planning

Our designers work with you on the floor plan and the exterior. This is the longest phase and the one that decides how the finished home actually feels. We keep you involved through every revision so there are no surprises when construction starts.

 

Permits and approvals

We handle the permit applications, the development permit process, and any required approvals from the city or county. This part is administrative but it’s where projects get delayed if it isn’t managed properly.

Construction

Our crews start with site prep and foundations and work through framing, mechanical, finishing, and final inspections. One site supervisor stays on the project from start to finish. You get regular updates, regular site walks, and a clear point of contact for anything that comes up.

Walkthrough and handover

Before you move in, we walk the entire house together and address any deficiencies. After you move in, we stay available for warranty items and questions. The project doesn’t end the day you get the keys.

How long does a custom home take to build?

Most custom homes in Calgary run 12 to 24 months from first conversation to move-in. That’s a wide range and the variables matter.

  • Design and planning: 3 to 6 months
  • Permits and approvals: 1 to 4 months (depends on complexity and the city or county)
  • Site prep and foundation: 1 to 2 months
  • Framing, mechanical, and envelope: 3 to 5 months
  • Interior finishing: 3 to 5 months
  • Final inspections and handover: 2 to 4 weeks

Bigger homes take longer. Acreage builds usually take longer than urban infills because of utility servicing and longer trade travel time. Custom millwork and specialty materials with long lead times also push the calendar out.

Custom home projects start with a conversation. We come to you, look at your lot if you have one, and talk about what you’re trying to build and what your timeline looks like. Our designers are in-house. The same team stays on your project from the first sketch to the day you move in.

One site supervisor, one point of contact, one team running the build. No subcontractor shuffle, no finger pointing, no chasing five different people for an answer.

How long does it take to build a custom home in Calgary?

Most custom builds run 12 to 24 months from first conversation to move-in. Design and planning takes 3 to 6 months. Permits and approvals run 1 to 4 months. Construction itself is usually 8 to 12 months depending on size and complexity.

Do I need to own the lot before contacting a builder?

No. We work with clients who already own a lot and clients who are still looking. If you don’t have a lot yet, we can help you evaluate options and figure out what’s buildable on each one before you commit.

Where in Calgary do you build custom homes?

We build across Calgary and the surrounding areas including Cochrane, Canmore, Airdrie, Chestermere, Okotoks, Springbank, Bearspaw, Bragg Creek, Priddis, High River, Strathmore, and most foothills acreages. If your community isn’t listed, ask us.

Do you handle the design or do I need an architect?

We have in-house designers and we manage the full design process. If you’re already working with an outside architect, we work with them too. Either way, the design and the build stay coordinated under one team.

Do I need permits to build a custom home in Calgary?

Yes. New home builds require development permits and building permits. We handle the entire permit process for every project, including the city or county approvals depending on where you’re building. The City of Calgary building permit requirements list what’s involved.
